Hi there, London is a specific area that is in decline in some parts. At the moment it is mainly central London and the top-end properties. Flats / Apartments are on the end of the scale, still in high demand and aren't really going anywhere. Prices are still expected to have rised 15%+ this year, w...

Ken, Thank you for your comments. I do agree that swr is premature, however it is used to get a good idea on the total portolio one needs to FIRE. If you use a reasonable rate of return over the next 20 years, given the discussions it is fair to say that a consensus would be poor over the next 10 an...

Ben, You give me lots to read and consider. I really should thank you.. but I won't! :) I feel somewhat behind everyone else here who seem on similar tracks, levels of knowledge and understanding. I think I may have to read Bogle's latest cover to cover and then buy one of Bernstein's books to get u...

Hi JWR, I had thought that bonds were a bad investment as many run from stocks to bonds when they dropped in value pushing bond funds up. The expectation was that the market would rise with an improving economy, that interest rates would go up naturally too as they are at historic lows currently and...

Firstly, where do you get the analysis of the market return is usually 1.5% above inflation? The trick I suppose is to grasp which the return will be moving forward and plan a w'd rate based on that. Your math seems to match mine though you come to it from a different direction (which is always fun)...

Another excellent point, Heelir. I think my biggest problem will be buying property late when an apartment in suburbs of London costs around $200k now and by the time I can afford to buy in 3-4 years time, more like $300k. This will sap so much of my income that saving anything will be a challenge! ...

That's an interesting point, gummy. (Hello to you BTW. I'm a Brit poster from the Fool boards so my perspective lends a different slant here on occasion). Do you think therefore that someone should still be using a historical return to calculate swr? In which case, care to lay some numbers down as I...

Hey there, So you think that having a number of years in liquid investments while reducing your return partially, has a big benefit on not having to cash out investments early. I was thinking that on a 50x annual spend, you could comfortable have 20 years of cash at a 60/40 market to cash investment...

Safe withdrawal quick questions and discussion.
In summary of various threads on safe withdrawal rates, is it not the general consensus on this board that investors here feel the market won't return more than 6% on average comprising 4.5% growth and 1.5% dividends? Is it further the consensus that with investment costs of 0.1 - 1% a year and 3% i...

ES, I have been offered a free year by Fool HQ, so I will be deserting you. I'm sorry. Just kidding!! I had kinda gotten myself outta the habit of posting there as I knew the membership was up. Like it here now.. Much more wide discussion. Petey Greetings all :) Six days remain until the most of the...

Re: If you build it, they will come!
I'm pleased to hear things are looking good here on the message boards. It certainly seems that a lot of the better posters have ventured over and joined in one the discussions. There is also a nice mix of types of people, age, experience, sexes etc. Dare I say it, even a few "foreigners" ...

It's great in one sense, but not if it doesn't make any sense to the rest of us (without a suitable explanation of what one seperation from the mean etc actually means). Petey Hi Jenifer and Chips, I am sort of amazed by the level of math on these boards. I think I am pretty math adept compared to t...

Hmm
I am too. I get lost in the math when people start talking about one revesion to the mean or two etc. I may have to brush way up on maths in order to understand it. Hey wanderer
What would you do instead? Lets say you retire with 100% of the lumpsum you need, and the portfolio drops by 43%, what then? Is it not fair to say that you'll spend down your cash, because the rest of your investments will return to their previous value eventually? Or are you thinking because PE rat...

Hey John
Locate hocus's My Plan post from around mid-May to late-May 2002
Tried on Fool.com, no luck finding that.
Reading your 3 Levels post, couldn't spot the other couple of threads on the same subject past. You have links to them?

Okay hocus
Let me put it a different way then. Why would you wish to have substantial money at the end of your life? Okay, pass on to the kids. Fine. But beyond that? For people saving towards this goal instead of already being there, if would mean staying in the workforce longer to save the funds sufficient t...
