Wish the Dory calculator had a way to account for RE in your portfolio. Been using a 50/50 mix of stocks to bonds ... not knowing how to account for 50% rental RE.

Oh well ...

I never used to count housing in my SWR funds but two scenarios changed that: 1. reverse mortgages became available ... now you can have your cake and eat it too 2. I purchased land to develop a second home. This will work as a rental initially ... then as a retire home in later years. So I plan to ...

ES,

I appreciate your effort, knowledge and time in keeping things going.

I'll always post every time (and everywhere) I think I can contribute. An "inclusive" - vice exclusive - ideaology works best for me.

Thanx again, TRyan

I don't see Americans willing to give up their SUVs easily. We have wrung pretty much as much fuel efficiency out of the gasoline engine as possible. Hybrid cars do not supply much additional mpg over gas models. A co-worker just took delivery on a Toyota Prius - a hybrid; he's been averaging 50 mp...

raysk, We are at the point that there are too many units for not enoegh people, yet builders are still building This is exactly what happened to us before the crash in the early 1990's. Hi Wanderer, Dunno about the 1031s. Can be costly and tricky tax wise. Why not just sell and your capital gain should be in the 5% area (with $45k+- of income in retirement) with none of the legal/tax hassle? OTOH, I thought you had done pretty well on the equity front. Wouldn't that be easier (it w...

Ben, Thanx for the scrub! Lord knows I've made a few mistakes of my own (many upside down units in the early 1990's) ... but what's important is what was learned (to not repeat). The experience has me feeling pretty "seasoned" at this point. In fact I just had an offer on an REO accepted b...

Fix n'Flip Retirement Scheme

I am toying with an alternative retirement scheme involving “fix n’ flip” real estate. I would appreciate any comment/criticism from the board. The over all idea is to purchase one property and sell one property per year where: ·I would sell as a unmotivated seller (i.e. to a first time buyer) reapi...

For me it was 25 when I bought my first rental property. Would go on to buy 9 units with no money down (can you say "young n'stupid"). These nearly bankrupted me when the recession hit in the early ninties and everything was upside-down (owe more than they're worth). That's when I learned ...
